Balfour Beatty Construction started work on the new 144,253 square foot, urban infill Fair Lakes Apartments project for The Bainbridge Companies and Chesapeake Realty Partners. Designed by Maryland-based architectural firm SK&I, the new apartment development is located on Fair Lakes Circle in Fairfax, Virginia, conveniently located near shopping and restaurants, the Fairfax County Parkway and Interstate Route 66.
The six-story, wood-framed, 150-unit apartment building will include three stories of underground parking. The design features a façade of glass and brick, with metal panels, Brazilian Ipe wood panels, and fiber cement siding. . Of the 150 units, 15 are studio apartments, 89 are one-bedroom units, and 46 are two-bedroom apartments, all featuring granite countertops, stainless steel appliances, and polished concrete loft style flooring. The u-shaped building will wrap around an outdoor pool and spa, with a fitness room as an additional amenity. The apartments are designed to be compliant with National Association of Home Builders Green Building standards.
Balfour Beatty Construction is taking measures to minimize impacts to pedestrians and the adjacent buildings, which include a Hyatt hotel and an office building. These measures include drilling piles for sheeting and shoring instead of pile driving, to avoid excessive noise. Balfour Beatty is also completing a sidewalk within the first few months of construction to accommodate pedestrian access to the Fair Lakes and East Market shopping centers on either side of the project.
The new Fair Lakes Apartments project is slated to complete in November of 2013.
